Why we soft wash your house instead of pressure washing it

Soft washing uses low pressure, usually not much more than a garden hose, together with a cleaning solution that does the actual work. The solution is applied to the walls, left to break down mould, algae, lichen and built up grime, then rinsed off gently. Because the pressure stays low, it is safe on painted weatherboard, render, mortar joints, window seals and older brickwork that a high pressure wash would scar or strip.

High pressure has its place. It is the right tool for concrete driveways, paving, bluestone and pool surrounds, and we bring it on the same visit as our pressure washing service. It is the wrong tool for the house itself. If you have been quoted a high pressure wash for weatherboard or render, get a second opinion first.

Surfaces we soft wash

Every exterior surface reacts differently to water, pressure and cleaning solutions. This is how we approach the common ones on Melbourne homes.

Weatherboard and painted timber

The surface most often damaged by DIY pressure washing. We soft wash with a solution that removes mould and chalking residue, then rinse low. The boards come up clean and the paint stays on.

Rendered and bagged brick

Render is porous and soft, and mould grows into it. Soft washing kills the growth inside the render and lifts the staining without gouging the surface. Acrylic, cement and bagged finishes all handled.

Face brick and blockwork

Brick can take more pressure than its mortar joints can. We soft wash first and only step up on the brick face when heavy staining calls for it, keeping water away from joints and weep holes.

Colorbond, cladding and metal

Dirt, salt and bird droppings slowly dull the finish. A soft wash restores the colour without scratching the coating, and on Bayside and Peninsula homes it removes the salt that shortens its life.

Roofs, eaves and gutters

Roof soft washing removes moss, lichen and black algae from tiled and Colorbond roofs without forcing water under the tiles. The inside of the gutters is cleared through our gutter cleaning service.

Fences, decks and outdoor areas

Timber and Colorbond fences, pergolas, decks and outdoor furniture collect the same grime as the house. We wash them on the same visit so the whole property matches.

Everything rinsed at low pressure with clean water, including paths and gardens below the walls.

Yes. Soft washing was developed for exactly these surfaces. The pressure stays low and the cleaning solution does the work, so paint, render and mortar are not damaged. High pressure washing is what causes problems on these surfaces, and we do not use it on them.

House washing, or soft washing, cleans the walls and painted surfaces of the home at low pressure. Pressure washing uses high pressure water on hard surfaces such as concrete driveways and paving. Most homes need both, and we do them on the same visit.

We use environmentally friendly solutions, pre wet and cover garden beds where needed, and rinse everything thoroughly with clean water. Pets should stay inside while we work and until the surfaces are rinsed, which is usually the same day.
