Gutter cleaning cost in Melbourne is not one number, and a company that quotes a flat price over the phone without seeing the roof is guessing. Two houses in the same street can land a long way apart. One is single storey with a tile roof, good ladder footing and a clear run of gutter. The other is double storey, steep pitch, a valley packed solid with leaf litter, and downpipes that have not moved water since the last big storm.
Nobody loves that answer, so this guide sets out what gutter cleaning costs are built from, and what you can send us so the quote comes back accurate the first time.
What a gutter cleaning price covers
Gutter cleaning is priced on time and on risk. Time is how long a crew spends on your roof, in your gutters and cleaning up afterwards. Risk is what it takes to get up there safely: where the ladder foots, whether there is an anchor point, whether a harness is needed on a double storey with a steep pitch. Public liability insurance and work at heights certification cost money every year whether or not a customer ever asks to see them.
The cost of gutter cleaning also depends on where the water is meant to go. A gutter is only doing its job if water runs the length of it, turns down the pipe and gets away from the house. Everything in the price is aimed at that.
Method changes the time too. We clear gutters by hand and flush the downpipes afterwards. Hand clearing is slower than blowing debris over the edge, but the wet silt sitting in the bottom of the gutter comes out, and with a blower it does not. Where a ladder cannot be set safely, we use a gutter vacuum from the ground instead.
Six things that move gutter cleaning cost in Melbourne
How many storeys
Single storey work is straightforward on most houses. Double storey brings height gear, longer setup and often a second pair of hands, so it is not double the price by accident. If your place is double storey at the front with a lower rear extension, say so. A quote that assumes the whole house is high reads worse than the real job.
How many metres of gutter
Price follows the run of gutter, not the floor area. A long single storey with a wraparound verandah can have more gutter than a compact double storey townhouse. Walk the outside and count the sides with a gutter above them, garage and carport included.
How full they are
Gutters done every year are quick. Gutters nobody has touched in five years are a different job. The debris is compacted and wet, it weighs a surprising amount, there are seedlings rooted in the corners, and all of it has to come off the roof and be bagged. A first clean on a neglected house costs more than the maintenance visits that follow. That gap is why regular cleaning works out cheaper over time.
Roof type and access
Roofing material decides how we move around up there. Terracotta and older concrete tiles crack under a boot in the wrong spot, so the crew works off ladders rather than walking the field. Colorbond is quicker across when it is dry and dangerous when it is not. Then there is everything else in the way: solar panels across the north face, a courtyard with no ladder room, a side gate too narrow for gear.
Downpipes
Flushing the downpipes is part of a normal clean and it is included. Clearing one that is properly blocked is additional work: rods, a hose, and sometimes pulling the pipe apart at a joint to get the plug out. If water banks up in the gutter after a flush, the blockage is below the gutter, and we tell you what is involved before touching it.
Gutter guards
Gutter guards change the job rather than remove it. Mesh keeps whole leaves out, but seed, grit and broken down leaf matter work through and settle into a mat on top of the guard or in the gutter beneath it. Cleaning gutters with gutter guards fitted takes longer per metre, because sections have to be unclipped and refitted. Tell us at quote time whether guards are fitted and what type.
What else gets added on the same visit
Anything else at roof height costs less on the same visit: solar panel cleaning, a roof wash, the outside of the windows. Each has its own cost, but you pay for one setup. Ask for the lot in the first quote rather than ringing back a week later.
What we need from you to quote it properly
Quotes are free and we can often do them from photos, which saves everyone a visit. Useful things to send:
- Photos of each side of the house, taken far enough back that the gutter line is visible.
- How many storeys, and whether any part of the house is lower than the rest.
- Roof type: tile, terracotta or Colorbond.
- Roughly when the gutters were last cleaned, or a photo looking into one if you can get it safely.
- Whether gutter guards are fitted.
- Anything that makes access awkward: a locked side gate, a dog, a steep block.
- Any downpipe you already know is blocked, or a spot where the gutter overflows in heavy rain.
With that, the price we give you is the price you pay. Without it, a gutter cleaning company is either padding the number to cover the unknowns or driving out to look, and neither helps when you are comparing prices.
Comparing gutter cleaning quotes
Cheap quotes usually buy less work rather than better value. Ask anyone quoting: are the gutters cleared by hand or blown out, are the downpipes flushed as part of the price, and is the crew insured and certified to work at heights. A quote well under the others is often a blow out with no flush, which looks fine from the ground in October and overflows in the first real autumn downpour. Water going over the edge instead of down the pipe is how gutter cleaning you skipped turns into damage you pay a builder to fix: soaked eaves, rotting fascia, water tracking down an internal wall.
Ask too what happens if the crew finds damage up there. Rusted through gutter, a joint that has let go, brackets pulling out of the fascia. We photograph it and tell you. Nothing gets added to your bill unless you agree to it first.
